Starting in 2024, the rules surrounding rent increases in the Netherlands will change. This could be important for you, whether you're a renter or a landlord. Curious about what this means for you?

For renters:

If you're renting a property, it's important to know that the calculation of rent increases will change in 2024. For social housing units (which fall under a certain rent price), the rent may only increase by a maximum of 2.3%. This percentage is based on inflation, so if things get more expensive, your rent might also go up slightly.

However, there's an exception. If your home is very energy-efficient (with an energy label A, B, or C), the rent can increase more, up to 100 euros extra per month. This is to encourage landlords to make homes more environmentally friendly.

For the private sector (more expensive rental properties), different rules apply. Here, the rent increase can be a maximum of 3.3% plus inflation. But be aware: if your rent is already very high (more than 125% of the liberalization threshold*), there is no maximum to the rent increase. *Read more about the liberalization threshold here

For landlords:

As a landlord, you need to take these new rules into account. For social housing, there's a clear limit to what you can ask for. When you invest in making your properties more sustainable, you can increase the rent further.

In the private sector, you have a bit more freedom, but it's important to follow the rules closely to avoid problems.

What does this mean for you? These changes are intended to keep rent affordable while simultaneously encouraging investments in sustainability. For renters, this might mean that your rent increases slightly each year, but the increase should be reasonable. For landlords, it means that you need to pay close attention to the rules and possibly invest in sustainability to ask for higher rent.

It's always smart to be well-informed about the rules, so you're not caught off guard. If you have questions about your specific situation, it might be useful to seek advice from an expert.
